Job Summary

The Maintenance Supervisor is responsible for overseeing the physical operations and maintenance of the property to ensure functionality, safety, and cleanliness. This role includes leading the maintenance team, managing work orders and preventative maintenance, and ensuring that all maintenance activities are performed in accordance with MMG Management’s policies and applicable regulations.


Key Responsibilities:


  1. Maintenance Operations: 
  • Oversee and complete daily service requests and work orders in a timely and professional manner.
  • Perform and coordinate routine and preventative maintenance on HVAC, plumbing, electrical, and mechanical systems.
  • Ensure all units are turned and made rent-ready according to MMG standards and within established timelines.
  • Monitor property grounds, amenities, and common areas to ensure safety and cleanliness.


 2. Team Leadership:

  • Supervise and schedule maintenance technicians and porters.
  • Provide training, guidance, and performance feedback to the maintenance team.
  • Ensure proper use and maintenance of tools, equipment, and inventory.
  • Maintain a positive and professional working relationship with the on-site and regional teams.

  3. Compliance & Safety:

  • Ensure compliance with OSHA, local, state, and federal regulations.
  • Maintain up-to-date records for inspections, maintenance logs, and equipment certifications.
  • Respond to emergency maintenance calls and ensure 24-hour emergency service coverage.
  • Conduct regular inspections of property systems and participate in capital project planning.

   4. Inventory & Vendor Management:

  • Maintain inventory of supplies and order materials as needed within budget.
  • Oversee vendor work and ensure completion to MMG standards.
  • Assist in sourcing and vetting new vendors for property maintenance services


Requirements

Education: 

  • High school diploma or GED preferred
  • Technical certifications required (e.g., HVAC, EPA)


 Experience: 

 • Minimum of 3 years of maintenance experience in multi-family housing; 1+ year in supervisory role preferred


 Skills Required: 

  • Technical proficiency in maintenance trades (HVAC, plumbing, electrical, appliances)
  • Strong leadership and supervisory skills
  • Excellent time management and task prioritization
  • Problem-solving and critical thinking abilities
  • Clear, professional verbal and written communication
  • Basic computer literacy (work order systems, email, inventory tracking)
  • Customer service orientation and team collaboration


 Physical Requirements:

  • Ability to lift up to 50 lbs and perform physical labor in varying conditions.
  • Must be able to walk, stand, bend, and climb ladders for extended periods.
  • On-call availability for emergency maintenance needs.
