We own and operate over 120 properties across 30 states. We focus on mobile home parks, self-storage facilities, land, and multifamily properties with transaction values ranging from $5M-$25M.
Position Overview
We are seeking a driven and ambitious Commercial Real Estate Acquisitions Associate to join our acquisitions team. This is a high-energy, performance-driven role for someone who thrives in a fast-paced environment and is motivated by significant bonus and upside potential. You'll play a critical role in sourcing off-market deal flow through aggressive outbound prospecting while developing your financial analysis and negotiation skills alongside experienced professionals.
Key Responsibilities
- Deal Sourcing & Outbound Calling: Execute high-volume outbound calling campaigns (200+ calls daily minimum) to property owners, brokers, and other market participants to source off-market acquisition opportunities
- Relationship Building: Develop and maintain relationships with property owners, brokers, and industry contacts to create a robust pipeline of potential deals
- Financial Analysis: Conduct preliminary financial analysis on potential acquisitions including underwriting cash flows, evaluating returns, and identifying value-add opportunities
- Property Tours: Coordinate and conduct site visits to evaluate properties firsthand, assess physical condition, and verify key assumptions
- Offer Preparation: Prepare and present offers on qualified opportunities, negotiate terms, and shepherd deals through the early acquisition process
- Market Research: Stay informed on market trends, comparable sales, and investment activity in target markets across the United States
- CRM Management: Maintain detailed records of all outreach, conversations, and deal pipeline activity
What We're Looking For
- Hunger & Drive: Self-motivated individuals who are energized by the grind and motivated by uncapped earning potential
- Sales Mentality: Comfortable with high-volume cold calling and rejection; persistence and resilience are essential
- Financial Aptitude: Strong analytical skills with ability to quickly assess deal economics (real estate finance experience preferred but not required)
- Communication Skills: Excellent verbal and written communication; able to build rapport quickly and maintain professional relationships
- Entrepreneurial Spirit: Ownership mentality with desire to learn the commercial real estate business from the ground up
- Coachability: Willingness to learn, take feedback, and continuously improve your approach
Preferred Qualifications
- Background or education in real estate, finance, business, or related field
- Previous experience in real estate, sales, or business development
- Familiarity with commercial real estate underwriting and investment analysis
- Experience with CRM systems and Microsoft Excel
Compensation Structure
- Base Draw: $20/hour (deducted against future bonus)
- Bonus: % of volume on all closed transactions
- Earnings Example: Year 1: $100,000+; Year 2: $150,000+, Year 3: $250,000+
- Unlimited Upside: Top performers can significantly exceed six-figure annual earnings

Location & Schedule
This is a full-time, in-office position based in Las Vegas, NV. Occasional travel to Midwest and Southeast markets for property tours and market research.
