Job Summary:
The Janitor/Maintenance Technician is responsible for maintaining the property's cleanliness, safety, and overall well-being. In addition to daily janitorial tasks such as cleaning common areas, removing trash, and restocking supplies, this role performs minor maintenance repairs, supports the maintenance technician on two-person tasks, and assists with safety and code-compliance routines. This position requires someone who can work independently, manage multiple priorities, and maintain a high level of professionalism. EPA, HVAC, or technical certifications are a plus.
Essential Functions:
- Perform minor repairs, such as unclogging drains, tightening hardware, patching small holes, and replacing basic parts.
- Complete routine safety checks (trip hazards, burnt-out bulbs, fire-lane obstructions, etc.).
- Support compliance tasks such as documenting hazards or reporting code-related issues to the Property Manager.
- Assist with HVAC filter replacement and basic mechanical checks (EPA/HVAC certs a plus, not required).
- Work independently with minimal supervision while managing multiple daily priorities.
Requirements
- Basic knowledge of maintenance repairs (plumbing, electrical, patch/paint, mechanical troubleshooting).
- Ability to identify safety hazards and follow code-compliance expectations.
- Strong time-management skills; able to work independently and handle multiple tasks.
- Technical certifications, such as EPA, HVAC, or building maintenance certifications, are a plus.
- Comfortable performing all standard janitorial duties, including sweeping, mopping, vacuuming, cleaning common areas, restrooms, laundry rooms, and removing trash.
