Description
The CapEx Manager is responsible for planning, coordinating, and executing capital improvement and rebranding projects across newly acquired car wash sites and existing car wash locations. This role requires robust project management capabilities, deep knowledge of car wash equipment installation and operations, and strong competency working with municipalities to secure required permits. The CapEx Manager ensures projects are delivered on schedule, within budget, and in alignment with brand, operational, and regulatory standards.
Requirements
Essential Functions
Project Planning & Execution
- Lead end-to-end planning and execution of CapEx initiatives associated with rebranding, equipment upgrades, and site remodels.
- Develop detailed project scopes, budgets, and schedules for both internally executed and third-party-executed projects.
- Maintain and manage baseline project schedules, ensuring delivery milestones are met.
Budgeting & Cost Control
- Build project budgets including equipment, construction, infrastructure improvements, and soft costs.
- Monitor expenditures and proactively manage variances to maintain financial discipline.
- Identify value-engineering opportunities without compromising quality or operational standards.
Project Tracking & Communication
- Provide documented bi-weekly project updates, including schedule status, progress photos, issue logs, and risk summaries.
- Deliver project reporting to senior leadership, outlining forecasted costs, timeline performance, and identified risks.
Equipment & Vendor Management
- Oversee procurement, installation, and commissioning of car wash equipment; ensure alignment with operational requirements.
- Manage vendor selection, contract negotiation, and performance of subcontractors, suppliers, and service partners.
Permitting & Regulatory Compliance
- Secure necessary permits for construction, signage, equipment installation, and operational modifications.
- Serve as the primary liaison with cities, counties, and permitting authorities.
- Ensure compliance with all applicable local, state, and federal regulations, including building, environmental, and safety standards.
- Coordinate required inspections and approvals to support timely openings and rebranding launches.
Cross-Functional Collaboration
- Work closely with operations, development, finance, procurement, and branding teams to ensure successful site transitions.
- Support operational readiness through equipment testing, commissioning, and site handoff documentation.
Additional Duties
- Conduct risk assessments and execute mitigation strategies for schedule delays, permitting challenges, compliance risks, and cost exposure.
- Perform other duties as assigned.

Required Skills & Abilities
- Demonstrated project management expertise within construction, equipment installation, or facility retrofit environments.
- Strong technical understanding of car wash equipment, operational flow, and site infrastructure requirements.
- Proficiency navigating municipal permitting processes and working with regulatory authorities.
- Skilled in vendor and contractor management, including negotiation and contract administration.
- Excellent communication skills with the ability to convey technical and project information clearly to diverse stakeholders.
- Strong leadership, organization, and problem-solving capabilities with a focus on timeline and budget adherence.
- Ability to manage multiple concurrent projects across different geographies.
- Proficiency with Microsoft Office Suite and ability to utilize project management tools.

Education & Experience
- Bachelor’s degree in construction management, engineering, business, or related field; or equivalent relevant experience.
- Minimum 5 years of experience in construction project management, equipment installation, or capital improvement roles—car wash industry experience required.

Physical Requirements
- Ability to travel frequently to job sites and work in outdoor environments.
- Periods of desk and computer work.
- Ability to lift up to 25 pounds as needed.
