About the Role
<p><strong>We build great places to live—and you’ll help keep them that way.</strong></p><p>As our Estate Manager, you’ll take the lead on estate management setup and ongoing oversight across Hill’s growing portfolio of residential developments. From pre-sale through to post-handover, you’ll ensure each estate is safe, well-maintained and managed in line with our values, legal obligations and high expectations.</p><p>You’ll work closely with third-party managing agents, residents and internal teams—acting as a key point of contact and delivering a proactive, customer-focused service.</p><p><strong>What you’ll do:</strong></p><ul> <li>Oversee the estate setup process, including the appointment and performance of managing agents</li> <li>Act as the primary contact for residents and stakeholders on estate-related matters</li> <li>Support compliance with health and safety legislation, including CDM and Fire Safety regulations</li> <li>Advise internal teams on legal, technical and operational aspects of estate management</li> <li>Approve and review service charge budgets, void calculations and leasehold/freehold packs</li> <li>Monitor managing agent KPIs and drive improvements where needed</li> <li>Attend site inspections and ensure readiness for occupation and handover</li> <li>Resolve estate management issues and escalate resident complaints where necessary</li> <li>Liaise with the Accounts team to support service charge collection and credit control</li> <li>Manage Hill-owned rental property tenancies, including deposit returns and lettings coordination</li> <li>Keep accurate records and reporting up to date across all estates</li> <li>Help shape estate management best practice and improve internal processes</li></ul><p><strong>What we’re looking for:</strong></p><ul> <li>3–5 years’ experience in estate or block management</li> <li>IRPM Associate level (or higher)</li> <li>Strong working knowledge of The Landlord & Tenant Act and RICS Service Charge Code</li> <li>Experience preparing service charge budgets and managing third-party performance</li> <li>Excellent understanding of H&S and compliance in residential estates</li> <li>Confident communicator with strong interpersonal and influencing skills</li> <li>Highly organised and detail-focused</li> <li>Proficient in Microsoft Office</li> <li>Customer-first mindset with a proactive, problem-solving approach</li></ul><p><strong>What you’ll get:</strong></p><ul> <li>26 days holiday </li> <li>Private healthcare and wellbeing platform </li> <li>Hill Incentive scheme and retail discounts </li> <li>Volunteering days and continuous learning opportunities </li> <li>A high-performing and supportive team culture</li> <li>competitive salary and package</li></ul><p><strong>Why Hill?</strong></p><p>At Hill, we offer more than just a job — we offer the opportunity to make a real and lasting impact.
