General Summary: The Project Manager is responsible for planning, directing, and coordinating the design, implementation, and management of commercial vertical construction projects through turnover. The Project Manager will have experience preparing project scopes and budgets, and managing design, contracting, purchasing, procurement tracking and overall project management for commercial construction projects such as retail, office, multi-family, hospitality. This individual will also have relevant experience collaborating with internal development and construction stakeholders, as well as external business partners and governmental agencies as necessary to deliver projects on time and within budget.


Essential Job Functions:

  • Leads the development of project budgets and manages financial trend to align with forecasts and commitments throughout the project lifecycle
  • Responsible for the RFP process to engage design consultants and contractors and collaborates with project team in recommending selections for contractor/vendor award
  • Drafts, reviews, and administers project contracts, including those for consultants, contractors, etc.  
  • Prepare project proposals, budgets, and timelines and manage staff to complete projects on time and within budget
  • Outlines project resource requirements, including staffing projections and resource allocation
  • Understands critical path management and the utilization of schedules to establish timelines, meet deadlines and prioritize appropriately 
  • Coordinates necessary development team members comprised of internal departments and external operating partners to manage the scope, budget, design, and other criteria regarding the projects
  • Provides design and field direction as needed to contractors, architects, engineers, tenants, etc. during all phases of the projects
  • Responsible for all contract change management and determines the validity and fair value of project changes 
  • Authors and manages all logs related to project controls (contingency logs, change orders, schedule, etc.)
  • Ensure all project documentation and deliverables are prepared in alignment with internal standards and contract requirements
  • Monitors and reports project activities to ensure each project phase is progressing on schedule and with alignment to project budget
  • Provides actionable updates to executive leadership that is both accurate and timely regarding project scope, design, budget, quality, and schedule metrics
  • Facilitate team meetings for project planning, communicating project information, status updates and addressing relevant issues  
  • Resolves field issues in a timely manner and communicates difficult/sensitive information tactfully
  • Enforces standards and procedures for project planning, design, reporting, decision making, and documentation  
  • Leads the punch list process as the Owners representative along with the contractor and architect. 
  • Closes out projects for transfer to Operating Assets team with all required certificates, inspections, and documents as required
  • Demonstrates ability to foster teamwork, collaboration and build relationships
  • Coordinates all activities related to the planning and construction of development projects from inception through delivery
  • Other duties as assigned

Requirements

Essential Qualifications:

  • 4-year undergraduate degree in Construction Management, Architecture, Engineering, or a related field
  • 5 years relevant experience in the commercial construction industry with project experience including retail, office, multi-family, or hospitality. Experience working for a developer/ Owner is preferred
  • Ability to read and understand architectural and engineering drawings and plans
  • Contract negotiation and vendor management experience
  • Understanding of jurisdictional processes required to obtain all necessary permits and entitlements 
  • Ability to manage more than one project at a time, managing conflicting priorities
  • Must be able to maintain a positive and productive work attitude and a collaborative mind-set 
  • Exceptional leadership qualities and communication skills with the ability to maintain good relations with employees, supervisors, governmental agencies and vendors
  • Ability to successfully manage cross-functional relationships while ensuring accountability for deadlines and commitments
  • Strong ability to problem solve under pressure and guide the project team to resolutions that align with project goals in a timely manner
  • Must radiate a high level of contagious energy, not complacent or content with status-quo
  • Ability to proactively identify critical path tasks and, without exception, execute on those tasks
  • Effective communication, cooperation, and conflict resolution skills
  • Ability to maintain a focus on the project details while not losing sight of the big picture 
  • Must be able to travel by car to various project locations within the Central Florida area as required
  • Must balance office duties and meetings with need to be visiting construction sites monitoring and reporting on activity
  • Ability to work independently, exercise good judgment, and be resourceful
  • PC proficiency to include (but not limited to) Microsoft Office applications, (Word, Excel, Outlook, PowerPoint) Smartsheet and Bluebeam 
  • Proficiency with Microsoft Project or other Project Planning/Tracking software preferred

  • Must be physically able to do assigned work as outlined above
  • Must be physically able to sit and use the computer for hours at a time
  • Must be able to lift up to 25 pounds
  • Must be able to communicate in English effectively with other individuals
