About the Role

Description

Teller County's Community Development Department is seeking a full-time Planner I to be responsible for the day-to-day current planning duties including land planning, zoning and land use code compliance.

What You'll Do:

(1) Responsible for reviewing and processing land use requests/applications in conjunction with other planning and zoning staff including compliance with Land Use Regulations.


(2) Manages planning workflows and procedures to ensure efficient and timely processing of development applications and project management.


(3) Research land use and planning issues for land use applications, master plans, codes, and policies.


(4) Assist the Planning Director in representing the County on planning matters to County, State and Federal departments and agencies, regional councils, municipalities, special districts, residents, businesses and professional organizations.


(5) Participate in coordinating the functions of the Planning Commission and Board of Adjustment.


(6) Attend meetings with planning staff and the public, complete notifications, and maintain records of meetings and hearings for compliance.


(7) Assist in the monitoring of Conditional and Special Review Use Permits and Development Plans for compliance. Maintain calendar of deadlines for conditions and for expiration.


(8) Assist public with land use issues, including interpretation of regulations, application and hearing procedures, and code enforcement issues


(9) Keep abreast of new developments and changes in the fields of community development, planning, and land use.

Requirements

What You'll Bring:

Experience/Education:

  • Bachelor’s degree in planning or a closely related field;
  • Minimum of one (1) year of experience in a similar or related position;
  • Background in real estate development/transactions helpful;
  • Master’s degree desirable;
  • Any acceptable combination of education, training and experience that provides the listed knowledge, skills and abilities may be substituted.

You Also Have:

Knowledge of: Theoretical and practical understanding of land use issues and modern planning practices; working knowledge of Colorado Statutes relative to planning as well as other state and federal land use laws, typical development regulations governing zoning, subdivisions, flood-plain management, infrastructure development, and knowledge of planning case law; principles and processes for providing excellent customer service, including customer needs assessment, meeting quality standards for services, and evaluation of customer satisfaction.


Skilled in: Excellent problem solving, project management, and time management skills; interpersonal skills and ability to relate and work well with others; competence using advanced functions of computer operations and software, basic knowledge of GIS; technical writing and verbal communication skills; superior organizational and critical analysis skills. Detail oriented.


Ability to: learn and incorporate innovative planning approaches in addressing complex land use issues within the context of a rapidly growing environment; ability to adapt and respond to changing conditions and demands; to maintain a high degree of personal control and professionalism in emotional and sometimes volatile situations; speak in public to a wide variety of audiences; establish and maintain effective and professional working relationships with co-workers, other county departments, representatives of other agencies and organizations, and the public.


Additional Details About the Role:

Visual Acuity/Hearing/Speaking: Ability to review documents and inspect sites prior to and during construction; discusses department work with the public; makes public presentations. Ability to use a computer and keyboard.


Physical Effort/Dexterity: Most duties are sedentary with some minor lifting.


Environmental Factors: Most work is performed in an office setting, with frequent contact with the public. Attendance at public meetings in various locations and visits to sites prior to and during and after construction is required.


Work Schedule/Characteristics: Forty (40) hour workweek with a regular schedule of evening meetings and occasional public meetings on weekends.


License/Certification Requirements: Possession of and ability to maintain a valid Colorado driver’s license.


Compensation and Benefits:

Salary range: $26.06 - $ 27.37

FLSA Status: Non-Exempt, hourly
