The Principal will serve as a key member of the NIC Research and Analytics team and will be responsible for producing meaningful research pieces and thought leadership and establishing strong relationships with NIC volunteers and external constituents relating to specific subject matter expertise around senior housing, operator performance and innovation around AgeTech, among others.
Requirements
Subject Matter Expertise
- Lead and produce meaningful research pieces and thought leadership related to the senior housing & care sector in general.
- Showcase an in-depth understanding of senior housing sector operating performance and related metrics.
- Maintain a nuanced understanding of the growth trajectory of leading senior housing and care organizations, along with their strategies for growth and unique structures
- Demonstrate a firm understanding of the role of technology, data and innovation in the sector and associated stakeholder groups (both vendors, operators, funders) in this space.
- Work with NIC marketing team to continue expanding AgeTech related audiences.
- Serve as a subject matter expert for NIC conferences and NIC Academy related to senior housing and care operations as well as AgeTech-related topics
Communication Skills
- Demonstrate strong verbal communication skills for engaging with NIC constituents
- Prepare written educational pieces that are of high quality and on topics that are leading-edge and most important to NIC constituents
External Relationships
- Become recognized as the industry expert in the senior housing sector on matters related to sector performance, the operating environment and technological innovation.
- Serve as the Staff Liaison to Focus Area Committee (FAC) on AgeTech and provide related support to other FACs.
- Foster and maintain relationships with other related experts in the field as well as key industry associations.
- Manage external research relationships with third-party entities and advisory groups.
Research and Analytics Skills
- Demonstrate proficiency in executing meaningful research projects including research design.
- Utilize principles of strong project management in outlining the scope of work and executing research projects in accordance with pre-established timelines.
- Interpret research findings with a strategic mindset and convey results in a meaningful way for all NIC stakeholder groups.

TRAVEL REQUIREMENTS

COMPETENCIES

REQUIRED QUALIFICATIONS
- Bachelor’s degree in economics, statistics, finance, business or equivalent, and eight to ten years related experience in commercial real estate research, seniors housing and care, or healthcare; or equivalent combination of education and experience.
- Proficiency with Microsoft Word, Outlook, Excel, Teams, and PowerPoint.
PREFERRED QUALIFICATIONS
- Professional experience in conducting investment analysis within the seniors housing and care property industry.
- In-depth knowledge of the commercial real estate industry and macroeconomics, and experience with various real estate, economic, demographic, capital markets, and healthcare databases.
- Experience with writing articles for external audiences comprised of numerous constituencies.
- Familiarity with statistical software packages such as SQL, R, Python, or similar language.
- Experience building statistical analyses and models.
WORK ENVIRONMENT/PHYSICAL DEMANDS
Work is generally remote but when working in the NIC office environment there may be exposure to moderate noise levels. Work involves operation of personal computer equipment for six to eight hours daily or prolonged periods of time and includes physical demands associated with a traditional office setting, e.g., walking, standing, communicating, and other physical functions as necessary. Physical requirements of this position include the following:
Lifting up to 25 lbs.
The noise level in the work environment is usually moderate
