The Al Angelo Co is seeking an energetic Maintenance Technician for our apartment community in Medford, OR.


The Al Angelo Company is a third-generation family owned and operated property management company with properties in Arizona, Idaho, Oregon, and Washington.


Maintenance Technician

Pay rate: $24.00/hr ($4,160/mo).

Job description: 


A Residential Maintenance Technician plays a crucial role in ensuring the smooth operation and upkeep of residential properties. Here are the key responsibilities associated with this position: 


Grounds and Litter Patrol

  • Regularly inspect and maintain the outdoor areas of the property, including landscaping, sidewalks, parking lots, and common spaces. 
  • Remove litter, debris, and other hazards to maintain a clean and safe environment. 

Unit Turnover

  • Prepare vacant units for new tenants by performing necessary repairs, cleaning, and cosmetic updates. 
  • Ensure that units are move-in ready, including fixing any damages or wear and tear. 
  • Interior repaints of vacant turnover units

Work Orders

  • Respond promptly to maintenance requests from residents. 
  • Address issues such as plumbing leaks, electrical problems, appliance malfunctions, and other repair needs. 

Unit and Building Preventative Maintenance Inspections

  • Conduct regular inspections of units and common areas to identify potential maintenance issues. 
  • Implement preventive measures to avoid future problems. 

Hazard Inspections

  • Assess the property for safety hazards, such as loose handrails, faulty wiring, or uneven surfaces. 
  • Take corrective actions to eliminate or minimize risks. 

Communication with Onsite Team

  • Collaborate with property managers, leasing agents, and other team members to coordinate maintenance tasks. 
  • Provide updates on completed work and ongoing projects. 

Occasional Heavy Lifting

  • Assist with moving heavy objects, such as appliances, toilets, and deliveries. 
  • Follow proper lifting techniques to prevent injuries. 

Pool and Spa Maintenance

  • Maintain swimming pools and spas, including water quality, cleaning, and equipment checks. 
  • Ensure compliance with safety regulations. 

Amenity Inspections and Maintenance

  • Inspect and maintain amenities such as fitness centers, clubhouses, and common rooms. 
  • Repair or replace equipment as needed. 

Adherence to Company’s Accident Prevention Program

  • Follow safety protocols to prevent accidents and injuries. 
  • Use personal protective equipment (PPE) when necessary. 

Emergency On-Call

  • Respond to after-hours emergency maintenance situations, following every-other-week schedule.
  • Pay structure includes on-call bonus and minimum of 1 hour overtime.

Technology

  • Use of applications such as Outlook, Teams, HappyCo.
  • Note: We will train all aspects of our software package. Prior knowledge is not required.

Ongoing Training

  • Participate in training programs provided by the company. 
  • Stay updated on industry best practices and new maintenance techniques. 


Strong painting skills are an advantage for consideration.

Requirements

  • Must be 18 years of age or older.
  • Prior experience in property management maintenance is preferred, but not required.
  • Ability to 
  • Paid overtime is occasionally required.
  • CPO, CAMT, Fair Housing training a plus.
  • Must have reliable transportation, driver’s license, and auto insurance.
