We are seeking a dedicated Maintenance Technician to join our team! The ideal candidate will be responsible for the overall maintenance of the physical property, working under the direction of the Maintenance Supervisor and Property Manager. This role involves performing repairs in resident apartments and assisting in preparing units for rent (make-readies).
Duties and Responsibilities:
Customer Service
- Service requests made by residents completed within 24 hours
General Maintenance, including but not limited to:
- Replace filters
- Replace breezeway light bulbs as needed.
- Perform small HVAC repairs as needed.
- Perform light electrical repairs on items such as appliances, fixtures, switches, outlets, circuits, etc.
- Perform light plumbing work, such as clearing stoppages, replacing fittings, etc.
- Replace broken glass, tile, screens, garbage disposals, fixtures, appliances, blinds, locks, etc.
- Perform carpentry work, such as fitting doors, windows, and occasional decking.
- Assist in custodial work when necessary.
- Assist in grounds work when necessary, including picking up litter and “trashing out” vacancies.
- Perform limited extermination services, when required.
- Responsible for refurbishing of apartments prior to resident occupancy (Make Readies).
- Conduct exterior and interior preventive maintenance
- Make keys, change locks and assist in maintaining key control and other work as directed.
- Immediately report any dangerous conditions or issues of liability to manager
Recordkeeping & Supplies
- Keep accurate records regarding work orders, apartment make-readies, and inventory.
- Ensure that shops, storage areas, and entrances are kept clean and securely locked. Maintain adequate lighting and ventilation in these areas, and ensure all hazardous materials are properly stored and clearly labeled.
On Call
- Handle “on call” duties when on rotation
- Participate in standby emergency schedule for evening, weekend, and holiday coverage when necessary.
Requirements
- Minimum 2 years of full-time experience in apartment maintenance or a trade that requires basic knowledge of electricity, plumbing, carpentry, painting and HVAC.
- Own basic set of hand tools.
- Valid driver’s license with good driving record, reliable transportation, and auto insurance.
- Ability to work some weekends, as needed.
Educational Requirements
- High School diploma or GED
- Technical certification preferred
