Position Summary:
Under the supervision and direction of the Maintenance Supervisor, this position performs routine and extensive range of work in the repair and preventative maintenance of facilities, buildings, and offices. All work will be done in compliance with EPA, Hazmat and OSHA safety rules and regulations.
Lutheran Social Service of Southern California has over 15 locations throughout Southern California. The ideal candidate will have working knowledge of residential/commercial equipment, own basic tools, ability to conduct work using a laptop daily. Appearance and demeanor should be of a professional manner.
Requirements
Key Responsibilities:
- Work with a team and communicate through means of verbal and written communication.
- Perform a variety of maintenance and repair work independently as instructed or assist other skilled trade personnel to maintain offices/facilities and grounds in proper condition.
- Perform general and preventative maintenance to various equipment, materials and structures such as but not limited to: residential and commercial buildings. Tasks include carpentry, plumbing, electrical, painting, flooring, roofing, data cabling, appliance/furniture moving, office cubicle install and tear down.
- Maintain grounds by picking up trash, blowing, landscaping, power washing, cleaning outside surfaces.
- Repair, assemble, install: furniture, shelving, building materials and other items; set up for special events.
- Prepare surfaces for painting; apply finishes and coverings using brushes, rollers, and spray equipment as necessary.
- Perform preventative maintenance and repairs on HVAC split system evaporator/condensers, swamp coolers, heating systems, appliances, plumbing equipment.
- Work from and maintain daily routine records through a work order computer software.
- Have the beginning ability to troubleshoot equipment. Replace needed parts under supervisor direction
Knowledge of:
- Methods, equipment, and materials used in maintenance and repair work.
- Basic shop math and ability to read a tape measure.
- Appropriate safety precautions and procedures.
- Moderate computer skills and the ability to learn new software programs.
- Project self-management- Responsible of on time completion of work.
- Customer service respect to staff and client.
- Cell phone- calls and texts. Able to send and receive.
Ability to:
•Operate a laptop computer daily and its operating systems. Be able to use email, respond in a timely manner. Attend online meetings and learn new company software as required.
•Personal time management and the ability to arrive on time for scheduled meetings and appointments.
•Maintain a clean workspace while out in the field and keep company vehicle cleaned daily.
•Communicate effectively with staff, clients and vendors via email, phone or text.
•Understand and follow oral and written directions.
•Perform skilled maintenance work independently as instructed or assist maintenance trades personnel.
•Operate a variety of maintenance equipment and machines including hand and power tools.
•Operate company vehicle to perform daily tasks. Drive to various site locations to perform work as needed.
•Perform work on roofs and use extension ladders.
•Perform attic and crawl space work.
•Call vendors for emergency work needed.
Qualifications:
To perform this job successfully, an individual must be able to perform each essential duty satisfactorily and have at least 8 years of residential and/or commercial facilities maintenance experience. The requirements listed below are representative of the knowledge, skill, and/or ability required. The Candidate will provide their own hand tools to perform daily tasks.
Education/Experience: High School Diploma or GED. Experience in Landscaping/Residential Repairs/Professional Communication/Computer literate. Ability to Multitask.
Language Ability: Must be able to read, write and speak fluent English. Ability to follow directions, policies, and procedures. Excellent verbal and written communication skills.
Math Ability: Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals. Ability to compute rate, ratio, and percent and to draw and interpret bar graphs.
Reasoning Ability: Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with issues involving several concrete variables in standardized situations.
Computer Skills: To perform this job successfully, an individual will have a working knowledge of Microsoft Outlook and knowledge to maneuver a computer with different software for time management and maintenance work orders.
