POSITION SUMMARY:

The Assistant Property Manager supports the work of the Y, a leading nonprofit committed to strengthening community through youth development, healthy living, and social responsibility. This full-time position supports the Maintenance team by assisting the Property Manager in maintenance and upkeep of all YMCA facilities and vehicles, in addition to all assigned projects.

ESSENTIAL FUNCTIONS:

· Complete all maintenance and repair projects as assigned and in a timely fashion. 

· Proactively work to prevent any disruptions in services through maintenance and monitoring of the facilities’ mechanical systems. 

· Assists with maintaining work orders, completing work orders, and closing them out in Asset Essentials.

· Participate in a rotating on-call schedule to resolve property and equipment emergencies that occur outside of normal business hours.

· Maintains supervision of the housekeeping team of 7-8 staff.

· Responsible for assessing all mechanicals for any necessary upkeep or servicing needs and completing it to minimize interruptions in services. 

· Completes necessary logs and paperwork for assigned areas and projects. 

· Maintains inventory of equipment and supplies for Wellness equipment and mechanicals maintenance. 

· Works with vendors and other parties on assigned areas and projects to ensure warranty work is completed and parts are ordered timely. 

· Keeps area supervisors briefed on the status of work being done in their respective areas. 

· Exercises good decision making and safety practices during all aspects of work. 

· Produces effective work without being directly supervised. 

· Maintains a pleasant nature and is approachable when dealing with people. 

· Verbal and written skills necessary to communicate with the Valparaiso Family YMCA community and equipment vendors. 

· Follows YMCA policies and procedures; responds to emergency situations. Obtain and maintain required training(s).

· Performs other duties as assigned.

QUALIFICATIONS:

· Bachelor's degree in related field or 3-5 years’ equivalent experience required

· Must have two to three years facilities background.

· Certified Pool Operator certification or required within 90 days of hire

· Strong working knowledge of mechanical, electrical, HVAC, carpentry, and plumbing systems required.

· Experience in customer service and verbal communication skills required.

· Working knowledge of fitness industry and equipment repairs preferred.

· Ability and current license to drive with record that meets YMCA standards required.

· Basic knowledge or Microsoft Office products required.

SALARY:

Minimum starting salary of $55,000 annually

Starting rate based on experience

SCHEDULE:

Full-time days with flexibility around projects

Schedule will be subject to change based on operational needs

  • Must be able to lift and transport weight up to 100 pounds safely. 
  • Extended periods of bending, crouching, sitting on floor, etc. 
  • Work at heights of up to 30 ft for extended periods of time 
  • Work with paint, cleaning equipment, chemical compounds, solvents, cleaners, and solutions in dry, liquid, powder, spray, and aerosol forms. 
  • Ability to paint, clean equipment, and operate motorized equipment as needed. 
  • Sit, reach and move around the work environment 
  • Vision abilities required by this job include close vision, distance vision, and the ability to adjust 
  • The noise level in the work environment is usually moderate to loud
  • While performing the duties of this job, the employee is often required to climb stairs, bend, stoop, kneel, twist, reach with hands, sit, stand for an extended period of time, climb ladders, walk, shovel snow, plow snow, lift and/or move up to 60 pounds, have finger dexterity, grasp, perform repetitive motions, talk, hear and have visual acuity. 
  • The work is performed both indoors and out, and may require travel to various locations. While performing the duties of this job the employee is exposed to weather conditions prevalent at the time.
