About the Role

Description

We are seeking a detail-oriented and experienced Title Examiner to join our title production team. The Title Examiner is responsible for researching and analyzing property records to determine the legal status of titles, identify potential risks or issues, and provide comprehensive title reports for real estate transactions. This role requires a strong understanding of title insurance, public records, and legal descriptions of property. The ideal candidate will have excellent research and problem-solving skills, along with the ability to work independently in a fast-paced environment.

Key Responsibilities:

  • Examine land title records of routine to some complexity in accordance with company, underwriter and local examining procedures to determine the status of title. Abstracts and analyzes deeds, deeds of trust/mortgages, easements, judgments, tax assessments, mineral reservations and other applicable instruments.
  • Research title resources and other public records. Compiles searched data and issues a commitment based on status of title.
  • Provide effective underwriting solutions in order to complete a transaction.
  • Guide customer and/or escrow officer through the closing process.
  • Search deed and judgement records using various county software and websites.
  • Check bankruptcies and Patriot Act blacklist website on property owners.
  • Ability to locate, to compile accurately and to interpret information affecting status of title to real property; to make arithmetic computations; and to draw out legal descriptions.


Requirements

  • High school diploma or equivalent required.
  • 2-4 years of experience as a Title Examiner, Title Officer, or in a similar role within the real estate or title industry. 
  • Advanced knowledge of the methods and procedures involved in searching and abstracting the status of title to real property having an overall familiarity with title plant, register of deed records and other sources used in established searching procedures; of the purpose and use of title insurance; and of the legal terminology used in the searching of title to, and descriptions of, real property.
  • Strong understanding of title insurance, title examination processes, and real estate transactions.
  • Proficiency in reviewing and interpreting legal documents, such as deeds, mortgages, liens, and court records.
  • Experience with title search software and databases, as well as proficiency in Microsoft Office Suite and familiarity with title software (such as SoftPro, RamQuest, or ResWare) is a plus.
  • Excellent research and analytical skills, with the ability to identify and resolve title defects.
  • Strong organizational skills, with the ability to manage multiple title searches simultaneously.
  • Ability to work independently and meet tight deadlines.
  • Analytical ability sufficient to perform tasks that are varied and short term - requiring concentration, accuracy and attention to detail.
  • Ability to communicate effectively orally and in writing, in person and by telephone.

Preferred Qualifications:

  • Associate or bachelor’s degree in real estate, law, or a related field a plus.
  • Certification as a Title Examiner or in real estate law is a plus.
  • Experience in both residential and commercial real estate title examinations.
