Job Title: Lead Technician – Real Estate & Facilities
Principle Duties and Responsibilities:
• Assist the Sr. Manager – Facilities Develops guidelines for space management and conducts
overall space planning, including furniture moves, reconfiguration and ongoing process
improvement. Conducts ongoing needs assessment by soliciting divisional headcount
information and growth information to determine space needs for future planning.
• Proactively manages complete facility maintenance of building/sites including but not limited to
maintaining superior condition of company space; acting as the landlord/vendor liaison.
• Coordinates with the Site Facilities head in managing within the department’s SLA and KPIs
standards. including but not limited to Facilities Technicians, Service Coordinators, Facilities
Systems, Specialists, Security Managers, Directory Assistance/Reception Supervisors,
Receptionists, and contracted mailroom operation.
• Maintains various facility systems such as HVAC, CCTV, turn styles, elevators, electrical stairs,
utilities, and systems such as emergency generator, UPS, lighting, security, and Fire Detection
and Alarm System (FDAS).
• Co-ordinates with Annual Maintenance Contract (AMC) service
providers for regular & break down maintenance activities.
• Handling Operation & Maintenance of all types of electrical instruments consist of Different
types of Lights, UPS, Lights distribution, Power distribution. & Circuit Breaker's etc.
• Preparing the PPM schedule and implementing the same with help of Technician and vendors.
Maintaining the record of electrical meter reading, electrical panels etc.
• Operating & maintaining the Diesel generator & CSS. Basement Exhaust system, fresh air system
& Kitchen exhaust system. Handling Operation & Maintenance of RO System, Water pumps, Fire
pumps, Borewell etc.
• Handling Operation & Maintenance of H.V.A.C. Making the scheduled of servicing for HVAC to
keep machine in maximum working condition.
• Coordinating all repairs/maintenance, carpentry, civil, plumbing etc. Handling the manpower
services of Housekeeping(janitor) & Security guards.
• Coordinates with the Site Facilities head in the Facilities budget (Opex and Capex), creating the
purchase requisitions including supplies, follow up on invoices payments etc.
• Effectively handle the day-to-day customer expectations and ongoing customer relations.
Develops and maintains standards to manage relationships with facility related vendors.
• Coordinates with the Facilities lead in Implementing and communicating policies that will impact
on safety and security to customers to include the Risk Management policies pertaining
Information Security and Management System.
• Maintains the database of the facilities fixed assets and it’s ranking.
• Acts as Emergency Manager during emergencies like calamities, fire, etc.
1. Commander of Emergency Control Organization (ECO) Support.
2. Has the full control of ECO activation within the area of responsibility.
3. Updates Emergency Director on the emergency situations.
• Assists with Health Safety and Environment issues
• Bureau of Fire Protection Coordinator and permit processing
