Summary
The Groundskeeper is responsible for maintaining the overall appearance and cleanliness of the community. This role supports curb appeal by ensuring grounds, common areas, and amenities are clean, safe, and well-maintained.
KEY REPONSIBILITIES
- Maintain cleanliness of the property, including removing trash, debris, and pet waste from grounds and common areas
- Prepare vacant apartments for maintenance by removing trash and remaining items
- Assist with minor maintenance tasks and support the make-ready process as needed
- Clean and maintain common areas, amenities, and storage spaces
- Monitor the property for safety concerns and report any issues to management
- Ensure gates, locks, and common area features are functioning properly
- Distribute notices and communications to residents as needed
- Interact with residents in a professional and respectful manner
- Follow all company policies and safety procedures

Requirements
Education & Experience
- High school diploma or equivalent preferred
- Prior groundskeeping, maintenance, or general labor experience is a plus
Skills
- Ability to perform general property upkeep and basic maintenance tasks
- Ability to safely use hand tools and equipment
- Strong attention to detail and ability to work independently
- Good communication and customer service skills
Language
- Fluency in English required
Other Requirements
- Ability to work a flexible schedule, including weekends and holidays as needed
- Ability to travel between properties if required
Working Conditions & Physical Requirements
- Regularly required to stand, walk, bend, climb, and use hands and tools
- Ability to lift up to 50 pounds as needed
- Work is performed both indoors and outdoors, including exposure to weather conditions
