The Senior Analyst supports the LIHTC Acquisitions team by analyzing investment opportunities, performing due diligence, and managing financial modeling for affordable housing projects. They collaborate with internal teams to structure transactions, prepare investment proposals, and maintain project data within the company database.

- Analyze and make recommendations on prospective investment opportunities with moderate oversight including preliminary LIHTC project feasibility, market risks, community impacts/benefits, developer/sponsor strength, structural challenges, and financial return.
- Provide support to LIHTC Acquisitions staff in the pre-closing due diligence, financial modeling, and underwriting of LIHTC investments to:
- Collect, review, and research information and data presented in developer proformas and tax credit applications, appraisals, market studies, environmental reports, financial statements, and other information as needed.
- Identify key issues, trends, risks, community impacts, and conformance with underwriting standards, market trends, and portfolio or industry benchmarks.
- Propose or implement mitigating adjustments as necessary.
- Review financing and regulatory documents in collaboration with Senior Community Investment Officers and Director LIHTC Acquisitions.
- Work with the Director of LIHTC Acquisitions and Community Investment Officers to structure transactions and seek opportunities to improve projects by bringing a problem-solving attitude to the work.
- Work with the Community Investment Officers as well as Capital Management, Asset Management and other staff to prepare investment proposals for internal and committee review; attend investment committee meetings; firm offers, letters of intent; and legal intake packages.
- Work with staff within and across departments to maintain and update project related information in the Evernorth database and pipeline.
- Lead matrixes, proformas, spreadsheets, and reports as needed for underwriting, Capital and Asset Management, and investors.
- Provide technical expertise to support, maintain, and update proforma template.
- Participate in ongoing education, including financial modeling, LIHTC, and other areas relevant to Evernorth’s business.
- The position may have travel within New England and to national events. It may be necessary to attend events outside of traditional office hours.

- Carry out other duties as assigned
- Bachelor’s degree, with a graduate degree a plus.
- Training in affordable housing, project management, community development, real estate, finance or related discipline is strongly desired.
- Valid driver’s license.
- Criminal background check.
- Three to five years of experience in multi-family, affordable housing, community development, economic development, or real estate financing fields.
- Knowledge or interest in affordable housing, community development, construction finance, real estate, business lending, LIHTC, or other federal financing programs is preferred.
- Experience with complex financial modeling and proven problem-solving skills.
- Ability to work semi-independently with minimal oversight.
- Experience managing internal and external customer relationships.
- Eager to expand knowledge in affordable housing and community development within a mission-driven nonprofit organization.
- Financial modeling, project management and follow-through, analytical and critical thinking, high-level organizational skills with attention to detail
- Proficient in Microsoft Office 365 and SharePoint, with expertise in Word, Teams, Outlook, and advanced Excel.
- Strong written and verbal communication, active listening, and reading comprehension skills.
- Ability to collaborate effectively across diverse teams and locations.
- Skilled in managing tasks under time constraints and balancing multiple priorities and deadlines while maintaining attention to detail.
- Strong organizational, analytical, problem-solving, math, and financial analysis skills.
- Ability to prioritize effectively in a dynamic, fast-paced environment.
