The Regional Maintenance Manager provides leadership, supervision, and hands-on technical support for maintenance operations across an assigned regional portfolio of Archway Communities. Working under the direction of the Associate Director of Maintenance and in close collaboration with Regional Managers in Property Operations and Supportive Services, this role ensures that all communities within the region remain safe, functional, and well-maintained.
The Regional Maintenance Manager oversees Maintenance Technicians and Maintenance Leads, ensuring consistent service quality, timely completion of work orders and unit turns, and adherence to Archway’s maintenance standards, safety protocols, and regulatory requirements. This hybrid role combines supervisory responsibilities with hands-on maintenance work at an assigned primary property.
KEY RESPONSIBILITIES
Leadership & Team Oversight
- Support the Associate Director of Maintenance in developing and implementing standard operating procedures, training programs, and maintenance best practices.
- Collaborate with Regional Managers across Property Operations, Maintenance, and Supportive Services to ensure safe, stable, and supportive communities.
- Supervise and mentor maintenance staff across the assigned region, delegating tasks effectively and ensuring work meets Archway standards.
- Manage day-to-day maintenance operations at an assigned primary property.
- Complete maintenance tasks, repairs, and inspections to meet performance expectations and maintain property standards.
- Communicate regularly with site-based staff to coordinate work, share updates, and address operational needs.
- Build and maintain professional, respectful relationships with property management staff.
- Foster positive resident interactions and maintain strong vendor relationships.
- Support a culture of teamwork, accountability, and mission-aligned service.

- Maintain consistent maintenance standards across properties, including:
- Cleanliness and upkeep of common areas and grounds
- Proper disposal of trash and debris
- Inventory management of tools, equipment, and supplies
- Clean, organized, and safe maintenance shops and storage areas
- Ensure OSHA compliance and promote a strong safety culture across all sites.
- Coordinate regional coverage for staff absences, vacations, or emergencies.
- Partner with the Associate Director of Maintenance and Capital Projects Team to plan and execute preventive maintenance schedules (e.g., furnace filters, smoke detector batteries).
Cross-Department Collaboration
- Partner with the Associate Director, Maintenance, Property Operations and Capital Expenditures and the Leadership teams when needed.
- Support REAC, HUD, and LIHTC inspections and documentation.
- Coordinate with vendors and contractors to ensure timely and cost-effective service delivery.
- Performs other related duties as assigned to support team objectives and organizational needs.

Physical Demands
- Ability to sit, stand, walk, climb stairs and move throughout multi-story affordable housing communities for extended periods.
- Regularly required to climb stairs, access rooftops, mechanical rooms, crawl spaces, and areas not accessible by elevator.
- Ability to lift, carry, push, or pull up to 25 pounds; occasional lifting up to 50 pounds.
- Frequent bending, kneeling, reaching, and working in confined or elevated spaces.
- Ability to visually inspect maintenance work in varying weather conditions.
- Ability to operate a motor vehicle and travel between multiple properties in the Denver Metro Area.
Safety & Regulatory Environment
- Occasional exposure to noise, dust, chemicals, and mechanical equipment.
- Required use of PPE when conditions warrant.
- Ability to identify and report safety hazards or non-compliant contractor practices.

- Knowledge of major building systems (HVAC, boilers, electrical, plumbing, elevators, roofs, foundations).
- Experience working in affordable housing or regulated environments is a plus.
