Job Summary: 

The purpose of the Commercial Leasing Agent II position is to lease commercial retail properties managed by MIMCO in Central and South Texas markets. The Commercial Leasing Agent will scout, identify, qualify and convert prospective leads into clients, present and lease properties to prospective lessors, with the goal of achieving high occupancy rates and building strong broker and tenant relationships across Texas. The individual in this position will receive individualized, on the job training from the Senior Vice President of Leasing on commercial retail leasing best practices as well as MIMCO processes and procedures. This position has an expectation of independence and deep knowledge of Central and South Texas markets, including but not limited to San Antonio, Corpus Christi, McAllen, and Brownsville. This role requires a proactive approach to tenant outreach, strong communication abilities, and a strong understanding of retail leasing principles. This position requires a highly accountable candidate who thinks like an owner, not a broker. This position exists in a temperature-controlled environment. 


Requirements

Essential/Key Functions: 

  • Lead proactive leasing efforts by identifying and cultivating relationships with prospective tenants through cold calling, emailing, networking, site visits, and other market outreach
  • Qualify and prioritize leasing prospects based on MIMCO’s portfolio goals and leasing criteria, and maintain accurate pipeline tracking
  • Develop and execute leasing strategies aligned with asset business plans and investment objectives
  • Collaborate with MIMCO leadership, property management, construction, and legal teams to execute asset level and portfolio level goals
  • Improve occupancy and rental rate growth to improve NOI and drive asset-level value
  • Independently manage incoming leasing inquiries and broker communications, including coordinating tours, site meetings and drafting proposals for leadership review
  • Prepare and negotiate Letters of Intent using both MIMCO’s standard LOI form and 3rd party forms, with the ability to identify and understand key negotiated terms across LOI formats
  • Participate in lease negotiations, coordinating closely with internal leadership and legal as needed, and suggest creative counters or deal structures
  • Analyze lease deals including rent structures, TI allowances, concessions, and compare alongside asset level underwriting and proformas 
  • Provide accurate and timely leasing activity updates via Weekly Leasing Reports and other tracking tools
  • Provide leasing forecasts, pipeline reporting, and performance updates to leadership
  • Resolve tenant and broker concerns with professionalism and a solutions-driven mindset
  • Collaborate with internal departments to ensure smooth lease execution and tenant onboarding in accordance with MIMCO’s interdepartmental procedures 
  • Participate in team meetings and strategic discussions, contributing insights based on market activity and tenant feedback
  • Demonstrate initiative in marketing, research, and tenant outreach, including identifying new business opportunities and recommending tenant improvements
  • Build relationships with key regional tenants and national brands expanding into Central and South Texas markets
  • Stay informed on market trends, competing properties, and tenant demand by submarket 
  • Travel regularly to maintain visibility across assets in San Antonio and South Texas markets
  • Perform in a manner that will prevent errors and omissions
  • Comply with MIMCO policies and procedures
  • Physical presence on the job is essential and necessary
  • Other duties as assigned by management

Minimum (Required) Qualifications:

Education

  • Bachelor’s degree in one of the following areas (Preferred but not required)

o Business Administration

o Real Estate

o Finance 

o Property Management 

Experience

  • 5+ years of experience in commercial real estate, with focus on retail properties 
  • Experience preparing and reviewing LOIs and negotiating leases
  • Experience working on National tenants deals and familiarity with related processes
  • Deep understanding of retail leasing terminology and deal structures
  • Experience using leasing software and reporting tools; experience with Yardi Voyager preferred

Knowledge, Skills and Abilities

· Intermediate to advanced knowledge of retail leasing fundamentals, terms, and deal structures

· Comfortable working with multiple LOI formats and understanding key negotiation points

· Strong written and verbal communication skills, with the ability to articulate deal terms and provide counter suggestions

· Existing relationships with brokers and tenants across San Antonio and South Texas 

· Highly accountable self-starter able to oversee a regional portfolio

· Proactive, self-motivated approach to tenant outreach and relationship-building

· Skilled in lease documentation, deal tracking, and use of leasing software

· Collaborative mindset with the ability to coordinate across teams and support leadership initiatives

· Company property management (Yardi Voyager) software experience is preferred.

· Bilingual (English/Spanish) strongly preferred.

· Great interpersonal and organizational skills. 

· Proficient in Microsoft Office (Outlook, Word, Excel, and PowerPoint).
